Water diverters (kickout flashing) are to be installed at every gutter/wall junction.  Improperly installed or missing water diverters are one of the main causes for water penetration behind the cladding.  The water diverter’s function is to channel water away from the house from the roofline and into the gutter. Water stains and mildew below gutter/ wall junctions are indicative of either missing or improperly intstalled kickout flashing.

EIFS and traditional systems should both be terminated 2 inches above all rooflines.  This serves four purposes.  First, this allows for visual inspection of the exhisting flashing and its condition. Second, it allows water to travel correctly down the roofline to the kickout flashing.  Third, it ensures the proper termination of both systems. Fourth, it allows ample room for roof replacements and/or repair with damaging the stucco.

Drip edge flashing should be present above all windows and doors. Lack of drip edge flashing causes premature deterioration of the existing brickmold , sill and other door and window components. Openings without drip edge flashing can be retrofitted and add a decorative trim band to hide any unsightly patchwork.
