Whenever stucco (EIFS or traditional) butts to anything other than itself it is required to have a proper sealant applied along the length of the disimilar material (brick, stone, siding, window/door trim and water diverters).

Only quality products are to be used such as Dow Corning 790, 795, 799 or Sonneborn NP-1 polyurethane (paintable). These products have been tested specifically for their application on stucco substrates and are endorsed by most stucco manufacturers.

A bond breaker is also necessary during the sealant application. Typically backer rod or breaker tape fills this role.  The bond breaker allows for proper movement of the sealant during seasonal and temperature changes.

Improper caulking techniques or materials typically lead to premature failing leading to structural damage.
